Frequently Asked Questions

Everything you need to know before booking your inspection.

A standard home inspection covers the home's major systems and components — roof, structure, foundation, exterior, electrical, plumbing, HVAC, insulation/ventilation, and interior — following a recognized Standards of Practice. You'll receive a full written report with photos.
Most inspections take two to four hours on-site, depending on the size, age, and condition of the home. Larger homes or homes with additional structures may take longer.
You're welcome to attend, and we encourage it — it's a great chance to see the home firsthand and ask questions in person. That said, attendance isn't required; you'll receive a full report either way.
Reports are delivered quickly after your inspection — often the same day, though it can occasionally take a bit longer — complete with photos and clear explanations of any findings.
Pricing is based mainly on the size of the home, with optional add-ons like a sewer scope. Visit our Pricing page for current rates, or reach out for a custom quote.
A sewer scope uses a small camera to inspect the underground sewer line for cracks, blockages, root intrusion, or other damage that a standard inspection can't see. It's especially recommended for older homes or homes with mature trees near the sewer line.
Finding issues doesn't mean a home is a bad choice — most homes have something. Our job is to give you an honest, complete picture so you and your agent can decide how to move forward, whether that's negotiating repairs, adjusting price, or simply going in with clear expectations.
Yes. New homes can still have installation errors, code issues, or unfinished work. We recommend an inspection before your final walkthrough, and again near the end of your builder's first-year warranty.
